Air Leak??

Mixture goes from very lean at idle to approximately correct (12:1 +/-) at 0 manifold pressure to very rich as boost goes above 4 psi. From what I have read its an air leak but I have searched high and low, with no luck.
Just wondering if anyone else has an opinion on this.
